The pipes at Forest Glen are very sensitive, require T.L.C., and represent a significant portion of the Association's repairs spending. Following these guidelines will help keep your condo dues down by controlling unexpected repair costs.
Plumbing Emergencies

- In September, 2012, the Association entered a contract with The Plumbing & Heating Company of Juneau.
- Under the contract, the Association and residents have a 10% discount on services rendered.
- The association will be invoiced when service work is performed to plumbing inside the walls.
- When residents call for service work not related to association repairs, residents are responsible for payment at the time of service.
- This includes 24 hour emergency service.
Plumbing Maintenance
- Check out the hand out attached below and share the information with your tenants.
- Things residents should do:
- Use liquid soap in dishwashers and washing machines
- The dry stuff cakes solid in the pipes!
- Use hair catchers and drain strainers
- Do not put any food, food scraps, or grease down the drain, even if you have a garbage disposal
- Our pipes just aren't good enough for food scraps...toss scraps in trash instead
- Instead of flushing, please take leftover pills to the Rx drop box at the Juneau Police Department.
- Please consider removing your garbage disposal. Food waste is a major cause of backups.
- Do not use "anti-bacterial" soaps, as they kill off the bio-cleaner used in the pipes
- Avoid harsh cleaning chemicals.There are gentle alternatives to make or purchase
- Never flush anything down the toilet except for toilet paper
- Place sanitary items, paper towels, and wipes in the trash
- Juneau has haz-mat collection and pill take back programs
- When the temperature dips below freezing, please leave a trickle running to help prevent frozen pipes (see other weather warnings at Bad Weather)
- Inspect caulking and seals around sink and bath fixtures to ensure seals are watertight
- Watertight seals prevent water damage to the building
- Prevent water leaks
- Check your hoses: the water heater, the washer, the dishwater, the toilet...if old, cracked or leaking, please replace
- Watch for damp spots: call as soon as you notice one above your unit, on the walls or floor
- Keep your water heater current: when was it installed? Lifespans may only be 10-15 years

- Turn off your water before you leave your unit for vacation (or longer)
- The Plumbing and Heating contract work includes:
- Preventative clearing of the three main sewer drains
- Regular application of bio-cleaner (followed by owners pouring very hot water down drain)
