Considering buying a condo?
Know Before You Buy:
Association dues paid by owners are critical to maintaining the building and grounds: "You are contemplating a major investment that does not end with the mortgage, but rather extends into the realm of annual operation and maintenance costs."
Condo associations rely on informed participation by all owners, not just board members:
The Community Associations Institute (CAI) says: "Anyone who lives, works, or participates in a homeowners association, condominium, or a housing co-op needs a clear understanding of community associations. Learn how associations are organized, governed, and managed with the new Community Association Living: An Essential Guide for Homeowner Leaders." (links to free resources)
CAI also provides a 4.5 hour "Board Leader Certificate" training (on-line/fee).
Owners are legally bound to the association's governing documents as well as all applicable city, state, and federal laws.
Please contact our property manager for a current copy of the association's governing documents. Our property manager cannot give legal advice, but the state of Alaska or the Alaska Bar Association may be able to connect you to legal assistance.
