A new subdivision is being proposed for a wooded tract on the northwest side of Riverhead Road between Eastport Manor Road and Route 111, just after the horse farm. It is in the Pine Barrens Compatible Growth Area. The wooded tract consists of this site, publicly owned land (probably all owned by Suffolk County) and a privately owned parcel. Toppings Path, a very old Brookhaven road now traversible by 4-wheel drive vehicles, runs along the east side of this tract, under CR 111, and through the Pine Barrens.
This site was listed in the CR 51 Land Use Plan as the second most important woodland open space acquisition. (The Oaks and adjacent sites were first.) It has potential for open space use; Toppings Path goes under CR 111 and extends into undeveloped areas of the Pine Barrens.
A revised site plan was submitted to the ZBA and is schedule for a hearing on November 18, 2008. 4 lots are proposed for 8.75 acres in an A-2 residence district. A 100' natural and undisturbed buffer is planned for the Riverhead Road. An access road is proposed from CR 51. There is no information on the type of sewage disposal to be utililized
