51A-4.702 Planned Development Regulations
This is an abridged construct of the ordinance regulating planned developments and development plans designed to orient the reader toward the purpose of the PD's and discuss the landscape amendment process. We also discuss important terms as 'significant natural features' as they pertain to each site. This is not an official document. This page is not sanctioned by the City of Dallas but is solely an independent reference tool for interested readers to better understand the City of Dallas regulations.
Significant 'environmental' features
Site analysis includes trees and 'any OTHER significant natural features.'
Significant Natural Features:
- Flood plains
- Water bodies
- Drainage areas
- Trees (near proposed construction activity)
- Rock outcroppings
- Important view corridors of scenic vistas and skylines
- Any other (?)
Site analysis must show topography, significant natural features, easements, utility lines, all land uses, existing structures, circulation routes with area map.
Subsection (h). Amendments.
Amend Without Notification (Minor Amendment)
Amendments to the landscape plan.

Uniform - Not changing in form or character; remaining the same in all cases and at all times. (Merriam-Webster)
Preserve - Maintain in its original or existing state. (Merriam-Webster)
Significant - Sufficiently great or important to be worthy of attention. (Merriam-Webster)
Natural - Existing in or caused by nature. (Merriam-Webster)
Feature - A distinctive attribute or aspect of something. (Merriam-Webster)
Environmental - Relating to the natural world and the impact of human activity on its condition. (Merriam-Webster)
