Architectural Control Committee
The Architectural Control Committee is the authority set forth in the Covenants and Restrictions for reviewing and approving all additions, updates, deletions, and modifications to one's house and lot within Cobblestone Ridge. All external changes to your home and landscaping are included in this requirement, from landscaping to patios / decks, changing the color of one's home trim, shutters, doors, shingles or mailbox, to adding an addition, a swimming pool, entry door, brick-paver walkways, special needs access ramps, etc. In most cases Canton Township requires that the Architectural Control Committee review (see item #1 below) must be completed before they will issue a building permit. This committee is designed is to help ensure the continuity of the subdivision, to maintain the beauty of the homes and grounds, and ultimately to maintain and improve the property values.
Review Process
All landscape and home external changes must be reviewed by the Architectural Control Committee. Homeowners are required to submit an approval form and subsequent materials. The process is as follows:
The Homeowner must provide the following documents and information as applicable as part of the submittal:
Request for Architectural and Landscape Approval Form fully completed.
A topographic survey showing the existing and proposed grades, the proposed location(s) of buildings or structures, planting areas, the proposed location of utility services (sewer, water, electrical, etc.), and the proposed location of drives and parking areas.
Construction and architectural plans including dimensioned floor plans, typical sections and all elevations.
Specifications setting forth the type and quality of all materials and workmanship to be employed including a detailed finish schedule for all home exterior materials, products and finishes, with actual brick, stain and shingle samples.
A landscaping plan showing finished grading, planting, sodding, and lighting complete with bill of materials and / or planting schedule.
Photos of existing areas where proposed work is to take place.
A construction schedule.
If submitting paper / hard copies, provide two (2) copies of all aforementioned items and a self-addressed stamped envelope for return of plans.
Once the information and documents are complete, please mail the Request for Architectural Approval application and associated materials to the Cobblestone Ridge Homeowners Association.

The P.O. Box is typically checked weekly and all items are date stamped when received.
In lieu of paper submittals, a PDF electronic packet containing all necessary materials stated in Step 1 may be prepared and submitted electronically to the following email address: crha.arch@gmail.com
Requests for Architectural Approval applications and associated materials are reviewed at the next scheduled meeting. **Please allow one (1) month for review/processing from time of submittal.
Meetings are held once a month during the Cobblestone Ridge Homeowner's Association Board Meeting.
Board meetings are typically held the 2nd Wednesday of the month with the exception of December. (time / dates subject to change based on availability of members).
The Cobblestone Ridge Web Page has the date and location of the next board meeting.
As part of the review process, Requests for Architectural Approval will be assigned one of the following designations:
Approved – The application and associated materials submitted were approved and you may begin work once you receive a building permit (if applicable) from Canton Township.
Conditional Approval – The application and / or associated materials are generally acceptable but must be revised and resubmitted to the committee.
Committee will notify the homeowner of necessary revisions in writing.
Work can begin once the revised approval is reviewed and granted by the committee.
Declined - The application and / or associated materials submitted were not approved and must be revised and resubmitted.
Work cannot begin.
Resubmitted plans/materials will be reevaluated at the next scheduled meeting.
After a request for Architectural and Landscape Approval Form application and associated materials are reviewed:
One copy will be kept on file by the Committee and CRHA.
One copy will be returned to the homeowner as soon as possible via US Mail (using self-addressed stamped envelope for paper / hard copies) or via email for electronic submissions.
**Please allow ample time to prepare your submission packet and for proper review prior to scheduling work with a Contractor. In some instances, reviews can be expedited if submitted electronically.
