Thanks to your overwhelmingly positive response to the proposed dues increase, our annual dues have been increased to $400. This increase in funding will help our Association finance the replacement of the playground equipment in the Tot Lot, complete necessary maintenance projects and continue to improve the appearance of our beautiful subdivision!
The 2022 dues notice will be mailed in early January with a due date of January 31st, 2022.

WHY Increase the Dues?
Only source of revenue is the annual dues.
We support variety of the things using these annual dues landscaping, snow mowing, entrance maintenance, tot lot equipment, electricity, water, etc.

Frequently Asked Questions
Why is an increase to the annual dues being proposed?
The association’s expenses are beginning to exceed the revenue received from annual dues. This trend is expected to continue and be the norm going forward. Recent infrastructure costs have depleted our savings and the association does not want to go into debt to pay for maintaining our residential community.
Are there other sources of revenue instead of increasing dues?
No. The association’s only source of revenue is the annual dues. Dues are defined in our Covenants and Restrictions and capped at $300 per home annually.
What are the consequences if the dues are not increased?
The association is required to maintain basic infrastructure maintenance. Additional infrastructure projects (e.g., Ford Rd entrance wall, entrance lights, mailboxes, tot lot) would be minimized or eliminated.
How do our association dues compare to other nearby subdivisions?
Our current annual dues of $300 are well below the $550 average of surrounding subdivisions. Dues for Cobblestone Ridge South are $650 and Grand Oaks is $550.
Are there opportunities to reduce maintenance costs?
The association is continuously looking into how to reduce long term maintenance costs. Examples include replacing mulch with rocks, capping sprinklers, and volunteers to perform the work. These savings, while significant, are not enough to offset the trend of maintenance cost increases.
How does the voting process work?
Your vote matters! The associations Covenant and Restrictions (C&R) requires 75% of all residents to approve any changes to the C&R’s. To pass any amendment, 115 of the 152 homes need to vote yes. Any home that abstains from voting is essentially a No vote.
Can I change my vote?
The voting process will continue until December 31, 2021. If you have already voted and wish to change your vote, please print above form and resend it any member board. They will assist you in voiding your previous vote and registering your new vote.
