APRIL 18, 2012:
During the past year we made some storm drain improvements to the northwest corner of Brightfield Village. The northwest corner is the lowest area of Brightfield and a couple of the town homes there have been subject to flooding during heavy rains. Leaves and debris can wash down and cover the drains during rain storms. We added more drains, some inside the units fenced patio area.
Underground water line leaks have continued to be an issue for us. The water line leaks cause us to have increase water bills, damage to our property and repair costs. During the past year we repaired another underground leak in the line that supplies the 8600 Flats building. Our water bills had been increasing over the prior months and hopefully this repair will bring our water bill back in line. Water and sewer is our single largest expense at $80,000 to $90,000 per year. Controlling our water usage, finding leaks and repairing them quickly is very important for us. We ask unit owners to help by notifying us of suspected leaks. if you hear running water or see wet ground during dry weather please send an email waterleak@BrightfieldVillage.com. If you have a toilet that is running please let us know and we may even be able to make the repair for you.
Delinquent homeowners dues are mainly on the units in foreclosure or where the owner has vacated the unit have attempted to give the lender a deed in-lieu of foreclosure. Lenders have often delayed the foreclosure process. We have been fairly successful in forcing the lenders to foreclose on the vacant units with the threat that Brightfield will move into first position ahead of the lender if they do not move forward with the process. The number of properties in foreclosure have caused the ratio of "owner occupied" to "non owner occupied" properties to drop. The situtation seem to be improving as this year there has been far fewer Brightfield properties that have gone into foreclosure. We however are still dealing with several units that are still in the foreclosure process.
