BRIGHTFIELD RULES


1.    GENERAL COMMON AREA: 

The General Common Area is for the use and enjoyment of our residents. No one person or group of people can take control of any part of the General Common Area in a way that prevents others from enjoying it’s use. The dirt area around your condo unit is “GENERAL COMMON AREA”.  You CAN have potted plants on your concrete patio or on your deck.

It is a violation subject to a $50 fine to place or plant anything in the dirt.  Anything left in any GENERAL COMMON AREA may be removed and disposed of without further notice.

The General Common Area includes all area of Brightfield EXCEPT the following:

(1) the interior of each condo unit.

(2) the condo unit’s cement patios and decks,

(3) the condo unit’s carports and

(4) the condo unit’s storage closets.

(5) the restricted common areas.

DO NOT PLACE OR PLANT ANYTHING IN THE GENERAL COMMON AREA.

2.    LIMITED COMMON AREAS:

LIMITED COMMON AREA is for the use the residents of the ”appurtenant” unit.

The condo unit’s LIMITED COMMON AREAS include:

(1) the condo unit’s cement patios and decks,

(2) the condo unit’s carports and

(3) the condo unit’s storage closets.

PATIOS and DECKS can only have patio furniture and potted plants.

CARPORTS can only contain cars, pickup trucks, bikes, small boats and motorcycles all of which must fit completely inside the allotted space. No other items may be placed in carports. 


3.    RESTRICTED COMMON AREAS:

Restricted Common Areas include management office, maintenance office, maintenance tool shed, supply and material areas, fire control rooms and any other General Common Areas that the Board Of Directors restricts from general common area.


4.    GARBAGE AND RECYCLING :

Please follow these simple steps to keep trash and recycling costs down. The monthly cost to the association continue to increase. Please work together as a community to help control costs.

Dumpsters are for household trash ONLY. Please get all your trash inside the dumpster.

Appliances, electronic equipment, construction debris, furniture, hazardous materials, mattresses and bed frames are NOT to be left in or beside a dumpster.


5.   WATER CONSERVATION:

Since water is such a large part of Brightfield’s annual operating budget, we rely on residents to be pro-active about conserving water. The biggest source of water waste in any home is the toilet. If you hear running water, or if your toilet takes a long time to refill, you probably need a new flapper. Or perhaps the float or chain have come undone. Another way to save water, and earn a $75 rebate, is to replace an old toilet with a newer, low-flush toilet. 6.    COMMUNICATION CABLES:

All Brightfield Condo units have Comcast cable run to their furnace room. 

From the furnace room cables must be run inside the condo unit to the each room.

Any cable attached to the building’s exterior will be removed by the HOA without notice.


7.     FIREPLACE SAFETY:

Keep that fire in its proper place by using a fireplace scree to keep sparks from flying out of the fireplace. Never leave a burning fire unattended and make sure a fire in a fireplace is completely out before going to bed. Have a fire extinguisher, CO detector and smoke detector nearby.    Fireplace Chimney Cleaning:  DO NOT BURN CARDBOARD, GARBAGE, TREATED WOOD ....

If you use your fireplace you need to have your chimney inspected and cleaned.  Fireplace chimneys are part of the condo unit and it is the unit owner's responsibility maintain.


8.    CHANGE SMOKE ALARM BATTERIES :

Change the batteries in your smoke alarms and carbon monoxide detectors when you turn back your clocks for Daylight Saving Time. Make sure to check the alarms with the new batteries installed. Check and replace any home fire extinguishers that have expired.


9    MAINTENANCE REQUESTS and LANDSCAPE REQUESTS:

If you have a Maintenance Request or a Landscape Request or a Complaint, please drop it off or mail it to the onsite maintenance office (8817 SW Brightfield Circle, Beaverton, OR 97223).

All Maintenance Requests, Landscape Requests and Complaints must be in writing, it must include your unit number and it must be signed by the owner of the unit.  Please be respectful to our volunteers and employees.


10.    ASSIGNED PARKING SPACES (COVERED PARKING SPACES):

Vehicles can not be stored in non assigned parking spaces.

Any vehicle that is not used on a daily basis must be parked in a carport.

Carports can only contain cars, pickup trucks, bikes, small boats and motorcycles all of which must fit completely inside the allotted space. No other items may be placed in carports.

Discarded Vehicles will be towed at owners expense.  

A “discarded vehicle” is a vehicle that is: Not operable on a public road; Wrecked, dismantled or partially dismantled:  Any major part of a vehicle left outdoors: Inoperable vehicles are NOT allowed anywhere at Brightfield Village.


11.   NON-ASSIGNED PARKING SPACES:

Cars parked in “non-assigned spaces” (non carport spaces) must be used on a daily basis.

Any car parked in a non-assigned space not used on a daily basis will be ticketed and thereafter may be towed without further warning.

Any car ticketed must leave Brightfield for 8 consecutive hours before returning.

Storing your unused car an open space is unfair to other residents. If you have a car you do not use on a daily basis you must park it in your carport.


12.    PET RULES:

BRIGHTFIELD VILLAGE CONDO:

COLLECTION POLICY AND LIEN FILINGS:

HOA FEES ARE DUE ON THE FIRST DAY OF EACH MONTH.

HOA FEES 10 DAYS PAST DUE ARE SUBJECT TO A $50 LATE FEE.

(Owner may receive Notice of Termination of Water and Other Services.)

HOA FEES 60 DAYS PAST DUE - UNIT IS SUBJECT TO LIEN AND FILING FEES AND COSTS.

WHEN DUES AND FEES ARE PAID OWNER MUST PAY THE COST TO REMOVE THE LIEN.

(In addition to the above the owner is also personally liable for the amounts due and

Brightfield Village HOA may take actions to collect such as "garnishment".) *

HOA FEES 90 DAYS PAST DUE - UNIT IS SUBJECT TO FORECLOSURE.

* FILING FEES AND COSTS include attorney fees, court filing/recording fees and other

amounts paid by Brightfield Village HOA in attempt to collect the debt.
