INSTALLATIONS AND REPLACEMENTS
1) PRINT OUT THIS FORM.
2) HAVE YOUR CONTRACTOR SIGN THIS FORM.
3) HAVE A BOARD MEMBER SIGN THIS FURNACE AND AIR CONDITIONER
WORK SHOULD NOT BEGIN PRIOR TO BOARD APPROVAL!
CONDITIONS:
1) The exterior "grill" should be no more than 36 inches wide.
2) The exterior "grill" should be no more than 48 inches high.
3) The exterior "grill" should be no more than 2 inches thick
(it should appear almost "flush" with exterior of building).
4) The exterior "grill" should be paintable.
5) Condensation drain must extend at least six inches away from building
and must positioned NOT to drip on electrical meters or onto any area that
could disturb any other unit.
6) Exterior grill must NOT be directed towards any other unit or "Limited
Common Element" of another unit.
7) The new HVAC unit should located in the same location as was the
original heating or air conditioning unit.
8) Installation must meet WASHINGTON COUNTY BUILDING CODE standards
and is subject to inspection.

Re: Heating and Air Conditioning System Replacement.
The Homeowners Association for Brightfield Village Condominiums approves installation of heat pump systems as a replacement for the existing HVAC systems.
Mini Split Ductless systems are the most common replacement for the existing HVAC systems at Brightfield Village. Mini Split Ductless systems have the advantage of a compact exterior unit that fits nicely on the condo unit’s deck or patio.
Alternatively, unit owners may replace their existing HVAC system with a new forced air system that fits inside their furnace closet.
Regardless of which type of replacement HVAC system that the owner installs, the Brightfield Village HOA requires that all exterior components of the new system must be located on the unit’s deck or patio. Exceptions may be allowed if specifically approved by the Brightfield Board of Directors.
