Our Closing Managers are trained to assist and direct you every step of the way from lease typing to post-move-in.

Representing the Landlord?

• We have our own rental instructions, which will be added to the BrightMLS listing for tenant agents to reference. We use an online application that is custom to us and also provides credit, criminal and eviction reports. Application can be found here: https://www.rentapplication.net/apply/mccannteam/

• Tenant’s agent will have applicants complete the online. Part of the application tells them to indicate the listing agent

  • If they select you, the application & reports will hit your email inbox

  • If they select Mike McCann (the default), closing dept will receive the rental application and send to you

• Closings will send applications to landlord with summary by request for you to forward to the landlord for approval

• Required paperwork landlord side to submit for compliance

       • Lease

       • Receipt of Fair Housing docs

       • Lead Disclosure

Once applicants are approved…

• Email closings to type the lease & send to your landlord to review

• Once landlord reviews, lease should be sent to tenants to sign, then landlord (landlord signs last!)

• Closings Dept will send a detailed email to the Coop Agent with next steps

• Closings Dept keeps track of received landlord checks and KW Philly Checks

• CASHIERS CHECKS OR WIRES ONLY (no personal checks)

Representing the Tenant?

• Reference the BrightMLS listing to see what application process the listing agent asks for

• If none listed, you can utilize our online application process, which can be found here: https://www.rentapplication.net/apply/mccannteam/

• Once complete, send application & reports to the listing agent with brief summary

• We charge a $50 processing fee on ALL rentals. If you do not collect this fee you will be charge $25 processing fee

Once applicants are approved...

• Listing agent typically types the lease, however if requested of you, then Closing Dept can type for you

• Closing Dept will process the commission check once it is sent from the Coop Agent

  • A fully executed lease is required in order to process commission check
