• Dotloop - online paperwork portal. All transactional paperwork is prepared, executed and uploaded here

• Compliance - refers to the required docs needed to submit files to the MCA for each transaction

• Greensheets - Online transmittal for getting paid on transactions (Closings department submits these for the agents)

• Escrow Deposits - must be submitted within 24 hours of receipt. Place in the “Escrow” dropbox outside the MCA’s office - must complete deposit slip and use time stamp

• Deposit checks with less than 30 days to close MUST be certified or cashier's checks

• Escrow Releases - must be requested 1 week prior to settlement via Dotloop

• Terminations - 3 business day turnaround. Fill out termination portion of the escrow form in Dotloop

• Commission Submissions - Provide HUD/ALTA to closings department & they will submit to MCA’s via Dotloop and drop the commission check into the Commissions dropbox outside the MCA’s office

• Deposit checks must be made payable to “KW PHILLY”

• Commissions are processed every Monday, Wednesday & Friday

• Buyers - $395 flat fee, KW takes $75, the rest goes to team funding

• Sellers - $395 flat fee, KW takes $75, the rest goes to team funding

• Tenant side rentals - $25 flat fee, KW takes $25

• Landlord side rentals - $50 flat fee, KW takes $50 (Tenant covers this fee!)

• Incoming wire deposits - KW charges $20. Clients wiring their deposits may include this fee with their deposit or the fee may be paid by the agent.

*if no fee is collected, KW will take their fee out of your commission

• Login into myKW account and click on “reports” (located underneath profile pic)

• Highlight the “reports” tap, highlight “associate”

• Click on “multi-year trends”

• KW does not collect fees for an agent selling their primary home (ONCE a year)
• The McCann Team will collect 10% instead of the normal team split (ONCE a year)
• If you are reducing your commission for a friends & family discount, McCann Team LLC will still collect your normal team split

• Agents should sign up for their own Timecycle accounts
• Agents can also use their own Fedex accounts
• The team fedex account will cover fedex’s up to $25
• Anything over $25 will be charged to the agent
• Only necessary and business related use is permitted

• Agents are permitted to hire their own admin
