Attending the settlement:
The title company will present the final settlement statement to you at closing
Prior to leaving settlement please collect copies and checks from the title company
Please deliver checks to the Commission bin in the office (located on the wall by Beth's desk) or drop them off at Maria's house -- please EMAIL her prior to dropping by.
Email Closings and Conveyancer confirming settlement is complete and confirm checks have been dropped off
If you need us to deliver a copy of the final settlement statement to your client please alert us!
NOT ATTENDING:
TELL YOUR CONVEYANCER YOU ARE NOT ATTENDING IN ADVANCE - this allows us to help coordinate and make things smoother for YOU!
You will need to engage the title company for the final settlement statements. If you do not know who to email, ask your conveyancer to connect you.
Confirm with the title company how you can execute - some title agents are now allowing an electronic signature for the ALTA & CD
If you are completing an ink a/k/a “wet” signature please reflect it as “AGENT NAME” (YOUR SIGNATURE) on behalf of “CLIENT NAME” (handwritten) and please DATE
Return your executed signature to the title company immediately! Do not wait!
(They cannot conclude settlement and disbursement w/o your signature)
Request a fully executed copy of the settlement statement - we need a copy showing BUYER, SELLER, and ESCROW OFFICER signatures.
CONFIRM / COORDINATE Checks -- if the conveyancer is aware you are not attending they will help set this up in advance of settlement
If the title company is local please coordinate with the title company and the Closing Admins for TIME CYCLE to pick up and drop off the checks
If a courier is not an option we can provide the title company a FEDEX label for the checks to be overnighted
If the title company will allow you to go pick up checks we recommend this option to ensure timeliness of receiving the checks - drop off the checks in the commission bin or with Maria
DO NOT HAVE COMMISSIONS WIRED WITHOUT SPEAKING TO YOUR CONVEYANCER FIRST -
Wires from Great American will be accepted
Outside title companies must take additional steps with our team when wiring - if we are not aware the commission is being wired you will experience delays in the admins completing submission to KW Philly.
