In Singapore, a tenancy agreement typically requires a valid Foreign Identification Number (FIN) for tenants who are not Singapore citizens or permanent residents. The FIN is essential for accurately identifying foreign tenants, as it serves as an official form of identification.
Accommodation Options
There are generally two main ways to search for accommodation: through a Service Provider or an Independent Property Agent. While independent agents may offer a wider range of options and more competitive pricing, some service providers allow bookings even without a FIN.

Where to Find Your FIN
Once your Student's Pass is approved, the Immigration & Checkpoints Authority (ICA) will issue an In-Principle Approval (IPA) letter containing your unique FIN.

Be Aware of the Latest Rental Scams
Home rentals in Singapore can be broadly categorised into public housing [locally known as Housing & Development Board (HDB) flats], and private housing [usually referring to private condominiums and landed properties].
