LAND TENURE SYSTEM IN THAILAND
Scroll down farm property sales page for FAO's description of Thailand's land tenure system. Approximately 40 percent of the total area of Thailand, equal to 20.48 million hectares, is classified as private land.
SUPAKOR: Most land in Thailand is owned by the government with many people/farmers having squatters rights on unsurveyed land. Boundaries are agreed on by villagers and after posts/markers are banged into ground, confirmed by village leader/s. Suakor right to land is passed down through family succession, though it's wide practice to be long term leased or sold.
CHANYUT: In writing title deeds known as Chanyut / Chanote / Nor Sor 4 means a higher level of claim to land ownership / freehold title deed, than supakor which is squatters' use of government land. Chanote land title deeds can be bought or sold and used by banks as load collateral.
