The Turnover Committee will utilize the opportunity afforded by its founding Resolution to explore and understand on behalf of the community:
The day-to-day functions of the Verandah Community Association (VCA).
The complexities of governing a large community interfacing with multiple internal, contractual, and external organizations.
The Governing Documents of the community.
The legal and administrative aspects of the turnover process in accordance with Florida Statute.
The fiscal, organizational, and infrastructure challenges facing the VCA now, during turnover, and in the future.
This exploration will be supported by a structure of sub-committees encompassing four broad areas outlined below. Within these four broad areas specific tasks have been outlined.
Community Administration and Operations
Policy and Governing Documents
Budget and Fiscal Oversight
Infrastructure and Property Liabilities
As subcommittees achieve an understanding of each assigned task, they will document the knowledge gained in work summaries. These summaries will be cataloged to build a comprehensive resource document for the Community and, in particular, the newly elected homeowner-controlled Board of Directors. These summaries and recommendations will be reviewed with the Verandah Community Association Advisory Board (VCA-AC) as the work progresses.
