In 2015, Michael Dike with Village Homes approached TownSite Company for assistance with site planning a unique property located in the Linwood Neighborhood. The property is an odd-shaped block bifurcated by franchise utility overhead lines. Initial platting efforts by civil engineers yielded five buildable lots. Darin reimagined the site offering more urbanized living, and set to work through design issues with the City Planning and Development, T/PW, and Water Depts. While meeting the requirements of the Urban Residential zoning category, the floor plans were reconsidered, yielding a smaller building footprint without compromising livability. Exterior spaces were made more efficient and purposeful, and opportunities for shared use were introduced. Private and franchise utilities were planned in advance and aligned with shared circulation areas. Ultimately, the property yielded seventeen fee simple-ownership lots.
