In 2015, Jeff Masure engaged TownSite Company as Owner's Representative to oversee the conceptualization, design, construction, finance, and completion of the new Fort Worth Camera facility at Montgomery St. and Crestline Rd.
Darin began initial site planning efforts by verifying that the building program fit within site constraints. The Townsite team identified existing and future growth needs of Jeff's business and ensured that it would be accommodated by the new facility and its supporting parking areas. Existing site zoning did not permit "camera shop" as a use, so TownSite engaged Arlington Heights leadership and immediately impacted neighbors in open discussion to identify concerns and to guide the design team efforts in addressing those concerns. After a lengthy process, TownSite acquired Zoning Commission's recommendation and City Council approval for a Planned Development with an accompanying Site Plan.
TownSite interviewed and hired the civil and architectural design team, then worked closely with each to keep the project within approved parameters and to avoid anticipated pitfalls. Utilizing a bid set, TownSite also interviewed and hired the General Contractor, and then ensured that final design elements stayed within project budget. TownSite also made introductions to financial institutions to garner the most beneficial loan terms for our client.
TownSite provided daily oversight and management services during the construction process. Budget and schedule targets were tracked and adjusted where necessary. Darin responded to all onsite issues and provided guidance for quick and cost-effective solutions. After encountering unanticipated groundwater concerns, Darin enlisted the assistance of environmental, geological, and structural consultants to produce a short- and long-term strategy to prevent infiltration of foundations and retaining walls. Oversized perforated pipes and an onsite sump were utilized to alleviate groundwater pressure below the finish floor level. The system was designed to integrate into future storm water improvements that were still being designed for the Montgomery Street Improvement project. Cost saving measures were then employed in retaining wall redesign to ensure that the project remained within budget.
Since project completion, Darin continues to address any concerns or issues that arise from building use. Jeff is a happy business owner and loves the new home of Fort Worth Camera.
