Recently it has been released that North East Derbyshire have included the fields adjacent to SS19 on High Lane running from White Lane Farm to Sunny Bank Farm and up to Birley Lane in their local plan (see image on left - outlined in blue for the site footprint). The suggestion is for 348 homes on the site.
If both sites are developed this would result in 652 houses stretching from Charnock Primary Academy to Sunny Bank Farm, up to Birley Lane, decimating S12's Green Belt.Â

Low / Medium impact - there are no known features of high nature conservation interest or designations within the site. The site appears to be intensively managed arable land with smaller areas of neutral grassland. There are hedgerows present and some shrubs and trees especially along a small brook (Robin brook). The land to the south is possibly of greater interest due to brook, hedgerows and trees. Impacts on protected species possible. Large site so potential to avoid and minimise impacts on the brook and trees/woodland and hedgerows. A site visit is not needed.

National Character Area: Nottinghamshire, Derbyshire & Yorkshire Coalfield. Landscape Character Type: Wooded Hills & Valleys. AMES: Primary. Strength of Landscape Character: Several arable fields enclosed by hedgerows and tree belts on the outskirts of Sheffield. The wider landscape is particularly attractive with a strong character as recognised in its protection in the Moss Valley Conservation Area and being in an area of primary sensitivity in the AMES study. White's Wood to the south-east is designated Ancient Semi-Natural Woodland. Potential Visual Impacts: The site has a visually prominent frontage with White Lane on either side of the road, and Fox Lane and Birley Lane to the north. There is a single PRoW connecting White Lane to Cartehall Lane, which is also a bridleway. A further PRoW runs along the southern boundary of the site, with others in the wider landscape. Impact Level: Major. Comments: This is a large area of intact agricultural land that has a strong sense of character reflected in its designation as a CA and primary sensitivity in the AMES study. The land is highly visible in the local and wider landscape and development would be perceived as an incursion into open countryside. NB. Allocation could consider a very small site to the north of the tramway where adverse landscape and visual effects would be lessened.

Surrounding Highways classification: Fox Lane, White Lane, Carter Hall Lane. Speed Limit: 30mph, NSL (60mph) + 30mph, other. Access to the site could be created from Fox Lane, White Lane, or Carter Hall Lane: Fox Lane: An access point can be formed by removing part of the existing hedgerow. However, traffic lights located to the southwest may cause congestion, potentially leading to queuing that could obstruct the site entrance. Additionally, on-street parking by residents along Fox Lane may further restrict access. White Lane: There is an existing access that appears wide enough for two vehicles to pass. However, the internal road narrows beyond the entrance. This could be improved by removing a section of fencing and grass on one side to create additional width. Carter Hall Lane: This is a narrow country lane. An access could be created by removing part of the hedge, but there is currently no passing space. One side of the road has a banking, so unless the road can be widened within the site boundary, an access from Carter Hall Lane should not be considered. The only bus stops are on White Lane and there is a footpath running through the site to White Lane. A Stage 1 Road Safety Audit (RSA) should be undertaken to identify and mitigate potential safety risks. The topography would present a highway problem within the site. A Transport Assessment and Travel Plan would be required to assess the impact on surrounding highway network.
