The road needs to be resealed regularly to maintain its integrity.
Preparation steps
Property owners were asked to ensure the road and sides were clear of grass, debris, and vehicles.
Excess mud was removed near the Romaldo Well.
Property owners were asked to stay home or be gone before 8:00 am, to follow all signage, and to avoid driving on the road prematurely!
Summary of work
Sealcoat: Blow and sweep the asphalt surface, burning oil spots and removing vegetation as needed. Fill voids and apply 1 coat of sealcoat, closing the entire surface for roughly 24 to 36 hours.
Sealcoat Upgrade: Further fill minor voids and extend the wear of the material to 5 full years with a second application of sealcoat to the entire surface. A 2-coat application of sealcoat every 5 years will achieve the greatest return on investment by saving time and money in the long-run.
Restrictions
Road closed Thursday, June 21st at 8 am through Friday, June 22nd, around noon.
While a double-coat can theoretically last up to 5 years, the wear and tear can be considerable on these mountain roads. The community road agent recommends that we plan to apply a 2-coat seal coat every ~4 years.

The freshly sealed road reopened 10 minutes early!
People (residents and others) were regularly driving through the Y as part of the road and driving off the road adjacent to the Y. The community was also informed by SB Fire Chief Rob Hazard that utilization of the Y as is would be problematic during fire emergencies (e.g., 26" drop-off).

Summary of work performed on June 4th, 2024
Below the Y, on the north side of the road, the edge was hardened. As part of that, the edge was expanded ~18" in width.
At the Y
On the north side, a 26" drop-off was filled, compacted, and graded in preparation of applying an asphalt surface.
On the south side, the damaged area was replaced. This included the area damaged by a large tree root traversing underneath the road (from the direction of the Drews' property).
The sandstone was graded to address the safety issues with directly traversing from the red/green branches (again, a common traffic pattern).

A sinkhole developed on the Main Road that had to be replaced, twice. The underlayment of the first patch area was not adequate; the area was excised and a sturdier underlayment was installed. Our road agent ensured there was no charge for second underlayment preparation and patch.
GPM originally bid this emergency repair in early April at $4,592.00. A subsequent bid for the necessary sealcoat work led to negotiations where GPM agreed to reduce the sinkhole repair 50% to $2,296.00. The final invoice for the sinkhole included an additional $76.29 for Fuel Surplus for a final cost of $2,372.29.

Mud management has been an ongoing problem near the Romaldo Well. At one point, the mud was measured at a depth of 18 inches! Mitigation and cleanup has happened on several occasions, including hiring a crew to clean it up.
