Overall condition of the area/room
Any areas or components showing deterioration
A clear conclusion outlining what the cause of water damage to the property is. (E.g the cause of water damage to the bedroom is a result of the failed waterproofing membrane within the shower in the adjacent bathroom).
The tests undertaken and the result of each test:
Pressure test hot and cold lines
Pressure test shower breach
Meter test
Spray test to wall tiles and shower screen
Flood test
Bath and vanity waste pipe inspection
Toilet inspection
CCTV cameras
A very small camera attached to the end of a long coil, that can be pushed into pipes that are inaccessible, and inspect within the pipes for issues. Such issues could include broken pipework or pipes full of tree roots etc.
Thermal imaging cameras
Can detect subtle temperature differences and patterns that reveal the existence of water. If a leak is present, the area will often show darker hues (blues, purples etc) which indicates cooler moisture present. Alternatively, if it’s a hot water pipework leaking and the water is hot, the camera can show brighter hues such as yellow, red and orange etc.
Moisture readers
Moisture readings of 0-15% are quite normal and give no cause for concern. However, moisture readings in excess of 15% indicate the need for future inspection, and levels above 25% indicate that there may be water ingress issues.
