Cost Of Land Survey In Nigeria


The land survey cost in Nigeria is determined by two things: the land's size and location. 

For example, the cost of land survey in Lagos State is not the same as the cost of land survey in Ogun State, each state in Nigeria has a scale of fee which has to be consulted to cost the service of land (Cadastral) survey.

Also, the size of the property to the survey influences the cost of the survey, because land that is size 1000 Square Meters will cost less compared to land that is sized 10,000 Square meters.

How is Land Charted In Lagos state?


A land in Lagos State can be charted by applying a land information certificate from the surveyor General of Lagos State office.

The process it takes to apply and obtain a certificate for the enquired property is known as charting.

I will educate against popular misinformation that a provisional survey plan is fake firstly let's understand the full meaning of a provisional survey plan.


What is a provisional copy of a survey plan?


A provisional survey plan means that information on the survey plan can still be modified, which means the survey has not been submitted for record purposes at the surveyor general's office which is the final step in every documentation process once the mandatory fee payment has been made and pillar numbers and file number for that particular survey plan has been received.

This copy of the survey can be produced temporarily when the surveyor is in doubt about the land survey carried out before documentation and cant be used for any other official purpose other than charting to confirm the status of the land surveyed before proceeding to records submission and documentation. 

For you to better understand, let's define the word "provisional" 


Provisional is defined according to Oxford language as something that exists presently and possibly to be changed later.

Please do note that in the case in which the land falls within a committed government acquisition the record will not be accepted for submission in some states for example Lagos surveyor general's office but that does not mean the survey plan has been fraudulently produced contrary to popular misinformation on the issue or topic of survey land and documentation of survey records at the surveyor general's office.

Also on the subject that a land survey should carry a stamp that says it is free from all known government acquisitions I would like to educate us on this matter a land survey with only carry a stamp that says it is free from all new government accusation if the landforms in a zone that has been excised or certified free from any other government acquisition.

This is because not all land under government acquisition is bad. After all, the government of the day is in charge of the administration of our lands so technically all land belongs to the government which is a short sentence known as government acquisition of land. because the government has acquired Ireland due to the law of the nation doesn't mean all lands that the government is in charge of are bad.

In the circumstance where your land falls within a good government acquisition which is formally known as uncommitted government acquisition, then a consent to survey will be applied for in the case of Lagos State And the consent number will be attached to your survey plan in place of the stamp that says free from all new government application and in the case where your land Falls within a committed government acquisition after payment of the mandatory fee and the obtaining the pillar numbers and the file number in for your name for your survey,

The survey plan would have to be produced so it can use for other purposes like charting information purposes and co while he or she will await if the land is modified to be un-committed in that case he or she will then proceed to document the records of the survey plan in the surveyor general's office.
