As of the latest updates, Lagos State is now divided into Five (5) Zones - Zone A to Zone E. The survey fees for a plot size range of 0 to 700 square meters are as follows:

Why do I need to use a survey plan to document and secure my land?

The first question should be how much do you value and want to secure your land and property investments?

Land size (land per square meter):

To determine the actual size of your parcel of land, a surveyor will help you determine that after measurement of the land and office computation to prevent yourself from sellers claim which might be exaggerated to sell you the land and note the larger the land the more the cost of a survey and government documentation.

Payment steps for land survey and documentation in Lagos state.

Any clients trying to survey and document a survey plan in Lagos state will have to make to very important payment to any land surveyor in Lagos state, these are:

The mandatory payment:

This is the money to be paid to the ministry of that state by your land surveyor to process any survey plan, this money is not negotiable, the mandatory fee is at 80 percent of the total survey fee.

With this payment, fresh beacon numbers will be given to attach the owner of the land to the property to indicate the person has the owner of the land.

Any surveyor who negotiates this money with you is about to scam you because this money is supposed to be paid to the ministry to approve your survey work.

Most times the problem sets in when Nigerians look for cheap alternatives, in the process some surveyors do not want to lose money.

They agree to accept less pay and go-ahead to do the site work and make available a plan that has not been registered because the amount being paid to them can't cover the mandatory fee, in essence, the plan provided is just a sheet of paper with drawings on it and that has not been registered and can't be used for any legal land transaction and documentation of the purchased land.


Please be careful and do not involve any surveyor promising to work with a fee less than the mandatory fee.

Site and office survey work (Professionalism Charges)

This you can negotiate with your Surveyor.

Surveyors do charge the total survey fee per plot in Lagos state and pay the Mds tot the state bofy for documentation and the rest serves their professionalism and can be negotiated for less.

The more the plots the less is being charged per plot.

It is best to pay your surveyor very well because he will serve as your representative in the production of your survey plan.

Another factor that affects the pricing of the survey in an area is the difficulty to execute a survey in that area.

For example, the areas area around the Lekki free trade zone that are swampy areas or inside the water will be more complex to survey and will need more specialized equipment and techniques compared to dry land in Epe town.

Also, the more complex the site work, the more complex and time-consuming the office work will be to get the most precise and accurate dimensional presentation of your survey plan.

Important Advice:

When you find land for sale, the very first step should be to involve a land surveyor in the process to help you professionally in land matters.

All you have is just a receipt that is between you and the seller and can be used to prove your land ownership.
