This new fee structure replaces the one introduced in January 2024, which had five zones. The updated structure simplifies the process and provides clear guidance for property owners and investors on the costs associated with land surveying.
Lagos State is now divided into four zones for land survey purposes. Below are the survey fees for a standard plot size range of 0 to 700 square meters:
Zone A Fee (0 - 700 sqm) = ₦1,575,000.00
Zone B Fee (0 - 700 sqm) = ₦1,000,000.00
Zone C Fee (0 - 700 sqm) = ₦750,000.00
Zone D Fee (0 - 700 sqm) = ₦425,000.00
For larger land areas, such as one acre (equivalent to 4,047 square meters), which falls within the 3501 – 4200 square meters range, the survey fees are:
Zone A Fee =₦4,086,180.00
Zone B Fee =₦2,594,400.00
Zone C Fee = ₦1,945,800.00
Zone D Fee = ₦1,297,200.00
It's essential to note that the survey fee in Lagos State includes a mandatory payment to the Institute of government for an approved survey plan. The remaining portion of the fee covers the site and office work conducted by the surveyor involved in the land survey and documentation.
