Vision and Concept

The job of masterplanning a site is to formulate the underpinning design rationale based on the specific context of a site, before overlaying the constraints and opportunities to deliver a high quality scheme which reflects the constraints, whilst doing so with a consistent and cohesive design thread which moves through the entire development.

In this instance, it is evident as set out above that the underpinning design needs to reflect the key aspirations of the Cam Neighbourhood Plan and particularly its Design Code. The Design Code places a heavy emphasis on landscape visual impact sensitivity, the need for schemes to retain, build on and celebrate focal trees and hedgerows and the ability to connect with existing and provide new snickets which make for ease of movement for both pedestrians and cyclists in pleasant non vehicular surroundings.

As demonstrated on the below vision plan, this underpinning design rationale has been implemented with careful consideration of the specific constraints of this site.

Indicative Concept Masterplan

The Vision and Concept Plan can then be drilled down further to create a further level of detail in giving greater clarity to the likely built form and movement and how it relates to the open spaces across the site. Based on the above work, a masterplan for the site has been drawn up and is shown below.
