Description: Request to install new HVAC unit in front yard of a Significant rated, three-story, commercial building. 

Staff Recommendations:

The applicant is requesting to replace an existing HVAC unit that is currently under the building with a new unit that will be in the front yard. They have explored several other locations for the new unit and have found that the front yard is their prefered option. Replacement in the current location does not meet building code and several locations on the roof would require the removal of interior architectural features and a furr down in the ceiling. While the HDLC Guidelines, typically require ground-mounted equipment to be installed in the rear yard, or when not possible in the side yard, this site makes that a challenge. After working with Staff, the applicant has agreed to move the new HVAC unit at least 10'-0" back from the front wall of the building and include fencing for screening, as well as landscaping. As the building is set so far back from the street, this will allow the new HVAC unit to be minimally visible with screening/landscaping. Staff recommends approval of the location of the new HVAC unit.
