Staff Recommendations:
The applicant previously agreed to complete the re-installation of the ridge tiles as part of the other corrective chimney work at the rear roof. However, they have recently noted that they now prefer to seek retention for the removal rather than reinstall the tiles. The HDLC Guidelines note that ridge tiles are decorative and sometimes functional elements that help define the profile of a roof against the skyline and should complement the building’s style. They are visually important features, accentuating the changes in roof slopes, and should be maintained. Based on this, the limited length of roof ridge to be tiled, the visibility of this area of roof from the street, and because new or salvaged ridge tiles are readily available for purchase and installation, Staff recommends denial of the request for retention and recommends the ridge tiles be reinstalled at the rear roof.

08/24/23: Application for retention submitted.
04/17/23: CofA issued for chimney repair and approved documents note that English-V ridge tiles must be reinstalled at all previously existing locations.
03/30/23: Property cited for working without a CofA after Staff observed that chimneys at rear roof were inappropriately reduced in height following installation of new roof and chimney flashing.
