709 Mazant Street is a traditional-stylized two-story infill residential building completed in 2016. The HDLC approved drawings (see below) included the installation of louvered shutters at the front façade of the building. The HDLC Architectural Review Committee (ARC) typically recommends the use of louvered shutters for new construction projects as they are the most appropriate shutter option for traditional designs. Upon completion, 709 Mazant included louvered shutters at the front façade.
The applicant is currently in the process of installing new louvered shutters and has requested the installation of three (3) Bermuda shutters at the right-side elevation (see locations below). The HDLC shutter guide indicates that the HDLC does not permit, "The installation of Bermuda shutters unless the building was specifically designed to include them." Because the infill residential building is contemporary traditional, it does not fall into this category. The sight-line of the right side elevation is limited at this location, but the Bermuda shutters will be visible when open.
Staff recommends louvered shutters to match be installed at the locations of the proposed Bermuda shutters.
