Staff Recommendations:
The slate roofing and English-V ridge tiles were removed in March and a violation was subsequently created. The owner has worked with staff to remove the inappropriate wind turbine and to reinstall the English-V ridge tiles. The owner is requesting retention of the removal of the slate roofing and installation of architectural shingles, based on the condition of the previously existing slate. From Google images and photos submitted by the owner, the slate appeared to be in poor condition with signs of delamination and deterioration throughout. The HDLC Guidelines recommend the replacement of slate roofing if over 20% of the materials are deemed damaged. For this reason, Staff recommends approval of the retention application.
