Staff Recommendations:
At the October 2020 meeting, the ARC recommended conceptual approval of the proposed new accessory with a proviso that the overhead door on the façade should have glazing to indicate its use and occupancy. The final drawings submitted for HDLC review included a garage door with glazing, as per this recommendation. The CofA was then issued with a note that the proposed new garage door must be submitted to staff for review and approval prior to purchase and installation. Unfortunately, the applicant did not submit a proposed door for review and the door that was installed does not meet this ARC recommendation. The applicant has noted that garage doors with glazing are more difficult to source and prohibitively expensive, and is now requesting retention approval for the current garage door to remain. The new accessory is located deep enough in the side yard such that its façade is primarily only visible when directly in front of the building. While the current garage door does not have glazing, it is otherwise an appropriate overhead door for the contemporary/industrial detailing of the accessory building and glazing in the form of the custom glass block wall on the façade is present to indicate its use and occupancy. Based on this, Staff has no objection to the request for retention of the garage door as installed.
Previous ARC Recommendations:
10/21/20: The ARC voted to defer your application for additional review. The ARC agreed that the proposal does meet the Design Guidelines (12:20-21) for new secondary structures and recommended:
Relocating the building about 10-15’ further back on the site so that it relates to the other rear accessory structure and is less visible from the street.
Lowering the overall building height to match the eave height of the existing primary structure.
The overhead door on the façade should have glazing to indicate the use and occupancy.
12/15/20: The ARC voted to recommend conceptual approval with the details to be worked out at the Staff level. The ARC agreed the proposal was much improved and recommended the handmade glass block wall terminate into a trim piece below the roof line.
