Rental Application QUESTIONS

  1. What is the application process like?

    • Pre-Qualify

    • Order the $29.95 (payable online or in person after your tour) credit & background checks.

    • Submit our online rental application.

      • You can start and save the application online and finish/submit later without starting completely over.

      • The rental application should take less than 20 - 30 minutes to complete if you have all your information in hand or memorized. Please review the information that you will need to provide before submitting the online application.

      • In the application, you will be asked to attach copies (.pdf) or pictures of all the required documentation for verification purposes.

  2. How long does it take to get approved?

    • We recommend applicants submit rental applications AT LEAST 7 business days before their anticipated move-in date. Processing COMPLETE applications may take Davis Realty approximately 2-4 business days.

  3. Does everyone who will reside in the property have to apply?

    • Each adult (18 or older) occupant and any co-signer (if applicable) has to submit a complete rental application with complete employment and residence history and contacts for the past 12 months. All adults can apply within the same application.

    • Credit and background checks are also required.

    • The income of the entire household (all adults together including voucher income) will be considered rather than each person individually.

  4. I don't have paystubs because I am self-employed and sometimes I only work seasonally, how can I verify my income?

    • We can accept verification through your bank using a bank verification form.

    • Otherwise, you would need a co-signer.

  5. I started the application and I know I saved it but it's making me start over, can you help me?

    • Yes, if you saved it you should have been given a secure, really long edit link that ends with an asterisk (*)

    • That link can be used to access your saved application. Just make sure the entire URL (along with the asterisk) is copied and pasted in your browser or it will just pull a new application.

    • If you still need help, send a text or an email to us with your full name and we'll assist you.

  6. When is the move-in amount (rent and security deposit) due?

    • The total move-in amount is expected within 1 calendar day of receiving an approved rental application from us.

    • Of course, you may submit your total move-in amount at any time but other applicants will also be eligible to submit the total move-in amount to secure the property after the temporary hold time (1 calendar day) has passed.

  7. I don't live in the area, what would you recommend I do before applying?

    • Everyone needs to Pre-Qualify before submitting a rental application. We also offer pre-scheduled virtual tours with the Property Manager. The pre-qualifications questions determine IF you are eligible and really interested should you decide to apply. This may save you time and money and is worth 5-10 minutes of your time to complete before starting the application.

    • Then if you are pre-qualified to continue the application process, please order the credit and background report and begin the application process.

  8. Why does the fee for credit & background checks sometimes vary?

    • Sometimes we are able to find acceptable vendors with discounted services and pass that option to you.

    • Currently we are using a vendor that offers our required screening checks for $29.95.

  9. How do I secure/hold a property?

    • You must (1) submit a complete application which includes credit and background checks, (2) receive final application approval, and (3) submit your total move-in amount.

    • As a courtesy, we will temporarily hold the property for you for 1 calendar day after notifying you of your final approval. Your total move-in amount secures/holds the property for you.

    • You may submit your total move-in amount at any time but other applicants will also be eligible to submit the total move-in amount to secure the property after the temporary hold time has passed. After 1 calendar day, other prospective tenants are eligible to secure the property...first come-first serve.

  10. Do you accept partial payments for the deposit? Can I give you money to hold the property for me?

    • We do NOT accept partial payments for the security deposit or to hold the property.

  11. If my credit score is low, what are my options? Will you work with me?

    • Each application is considered on a case-by-case basis.

    • Davis Realty LLC reserves the right to reject an applicant based on credit worthiness or waive/relax this requirement.

    • If you have a low credit score or no/minimal credit history, some options we may consider are:

      • Requiring a Co-Signer Who Will Also Be Required to Submit a Complete Application OR

      • Require a Premium Adjustment which would Increase the Required Monthly Rent & Security Deposit

  12. How much profit does Davis Realty LLC make on the credit and background checks?

    • We do NOT profit in any way by the fee for these checks. We do not get any referral income/profit.

    • The entire fee is paid directly to a third-party company online and the services are performed by them.

    • Their research combined with our requirements determine whether your application will be accepted or rejected.
