All applicants or tenants, with cats and dogs are required to provide current health records (within 12 months) and records must be maintained and submitted to us along with a picture of each animal with their owner.
A $350 refundable pet security deposit for EACH cat or dog pet is required to cover any damages during the leasing period.
Tenants with cat or dog pets are also required to pay a non-refundable monthly pet fee for each cat or dog that is based on the weight of each animal. The current monthly fee is $0.50 per pound.
Here are a few examples of our current monthly pet fees. If you have a 10 pound cat, the monthly pet fee is $5/month plus the standard $350 refundable deposit. If you have a 20 pound dog and a 10 pound cat, the pet rental charge is (10+5) $15/month for both animals. The $350 pet security deposit standard for each pet also applies, so that would be a (350+350) $700 one time refundable pet security deposit.
Applicants that fail to classify their animals as service or assistance animals as opposed to standard pets prior to submitting the rental application are subject to an incomplete application resubmission fee to edit their application similar to any other applicants who have to make edits after submitting their application.
Service and assistance animals are not considered pets and are not subject to pet fees or pet security deposits but are required to provide current health records, provide additional information with respect to the animal's function or support provided, and owners are responsible for any damages caused by their animal(s).
