The costs of maintaining the water distribution system are funded by the Homeowners Association through the annual general assessment of its members and through a graduated fee for excess water consumption. The annual general assessment enables each home to use up to 10,000 gallons of water each month at no extra cost. Monthly usage beyond 10,000 gallons is billed at a rate of $5.00 per thousand gallons. Rates were approved by the MP2 Board of Directors in April 2008 and amended in June 2010 and January 2020. The water fees below will take effect April 1, 2020.

A few considerations concerning the Mountain Plains 2 water distribution system and cost control:
Because of the mountainous topography of Mountain Plains 2, water pressure varies widely in different parts of the system. In addition to the system's own pressure reducing valves, each homeowner must ensure that an individual pressure reduction valve has been properly installed in the water line entering the home. (See Instructions for the Construction Compliance Form.)
If metered water usage seems excessive, check for leaking faucets both inside and outside the home, a leaking toilet, or unusually green grass or damp ground that may indicate a leak in a buried line.
Realistically assess the extent of outside lawn and other landscape watering being applied. Consider replacing thirsty grasses and shrubs with those better suited for arid climates. A Google search on xeriscape practices (dry land landscaping) will be very productive.
If leaving for extended periods of time, consider shutting off the main water valve inside the house to preclude damage from leaks that might develop while the house is vacant.
Report any suspected water leaks along roadways to a member of the Water Committee. (See the "HOA Contact Information"" page.)
The Water Committee can also provide a more detailed explanation of the Mountain Plains 2 water system upon request from Association members or potential purchasers of homes in the development.
