Should you want to move, our accountant Dr Rafal Szymanski has produced this useful guide to help the process of completing a successful stress-free sale.

• You will need to tell your solicitor of your intention to sell (sometimes your estate agent will do this, if they have the full details of your solicitor)

• The three local estate agents know the details of the transfer of ownership the company needs but we cannot speak for ‘out of area’ estate agents, however, in which case you should direct them to this and other pages of the site page.

• All the properties are FREEHOLD, but because every new owner covenants with us to pay the Annual Service Charge (ASC), solicitors/legal conveyancers need to ask us about your details, etc.

• For sellers, there is a standard questionnaire which solicitors use, which asks, amongst other things, about whether you are up to date with any payments of the Annual Maintenance Chrage. For buyers, your solicitor will want to see documents relating to reports and accounts, memorandum and articles of association, also details of common areas for which the company is responsible. Most, if not all the documnets you require are on this site for inspection and download. 

• Rafal Szymanski, our accountant, deals with the process of buying or selling on behalf of the company and liases with both sets of solicitors. In the process he will inscribing the new owner in the register of members. We no longer issue share certificates, but keep a register of members as the company is a company limited by guarantee.
