How much are my HOA dues?
Starting January 2024 - $75 per month
What do my HOA dues cover?
Front lawn care (mowing only), community pool maintenance and fees, community clubhouse maintenance and fees, private roads (willow, redbud, mimosa, magnolia) maintenance, greenbelt maintenance and lighting.
When do my dues need to be paid?
You can pay them monthly and they are due on the 1st of each month.
You can pay them quarterly, bi-annually, or annually as well. Due on the 1st as well.
Can I pay them electronically?
The HOA currently has NO form of electronic payment available.
Can I pay with a check?

When will the pool open for the season?
Our goal is to open the pool each year on National Pool Opening Day! ( The last Saturday in April)
However, there are many factors that contribute to the pool opening, ie. inspections, city permits, etc. So please know this is a GOAL, not a rule.
When will the pool close for the season?
The pool closes on Labor Day.
Need a key?
Renters - please contact your landlord or property management company. New tenants will not be issues a key from the HOA.
Homeowners - please contact the HOA at lakewoodcommboard@gmail.com . Keys will be $10 for the first and $25 for every key to follow.
Why are the pool keys so expensive?
You must understand we have many renters and to keep our pool area as secure as possible we want to limit the number of extra keys in the community. We want to encourage homeowners to pass the same key between renters. If too many keys are issues we will need to re-key the pool again.
How do I have an event a the pool?
You must be paid up on all dues to utilize the pool or book an event. There is a $25 refundable deposit due prior to the event. Please contact the HOA to schedule your event and avoid multiple events on the same day.
Is the clubhouse available for events?
The clubhouse is available. It's a $50 refundable deposit to all residents.
Does the pool have restrooms?
The pool does have both a men's and women's restroom.
Can I bring floats, coolers, food to the pool?
You can bring floats. We just ask that you please take what you bring with you when you leave.
You can bring coolers. We do also have a fridge just inside the clubhouse (this part is open currently). Please remember NO GLASS in the pool area.

All lawn care is optional to the resident. If you would like to deny the lawn care please notify the HOA Board or place a small sign in our yard. The Lawn Care includes only mowing the front yard. Your backyards, hedges, weeds, etc. are NOT included in the HOA-provided Lawn Care.
If the lawn care is not frequently enough and/or doesn't start till later than you see fit and/or finishes prior to you see fit you will be responsible for additional mows on your property.
When will the front yard begin to be moved?
The lawn care begins towards the end of March (weather determined)
When will the mowing in the front yard end?
The lawn care ends around November (weather determinded)
What is the mowing schedule?
Our lawn care schedule is based on the number of mows per month. Please understand this is weather permitting and some mows may not be completed if the weather does not allow them to be.

May - Four Mows
June - Two Mows
July - Three Mows
August - Two Mows
September - Two Mows
October - Two Mows
November - One Mow
Is the HOA liable for damages from the lawn care company?
The HOA Is NOT liable for any damages from the lawn care company. If you do not like the way they mow, would prefer to do it yourself, or just don't want your yard mowed at this time. Please place a small (approx. 18" x 12") yellow sign in your yard stating "Do NOT mow" in both English and Spanish.
