The IT Park at Mahul, Mumbai, was designed as a high-performance green commercial building, seamlessly integrating solar passive architecture with modern technology and essential amenities.
The project received the first runners up IAD award at New Delhi.
The Challenge
The objective was to create a green commercial facility in Mumbai that employed rigorous environmental design solutions (like solar passive techniques) while delivering large, flexible office spaces and counteracting existing local site weaknesses by providing comprehensive support amenities.
Our strategy centered on a holistic, environment-first design that maximized passive solar gains and minimized heat load, paired with highly functional internal spaces.
Technical Approach (Design & Systems)
Passive Techniques: Application of solar passive architecture, rain water harvesting, and HVAC environmental design solutions.
Heat Mitigation: Effective use of landscaped terraces, designed to act as breakout/relief spaces and reduce heat gain on alternate floors.
Functional Design & Amenities
Office Space: Large column free office spaces were provided.
Flexibility: Flexibility of spaces was ensured by efficient design of the cores.
On-site Amenities: The design provides amenities to counter existing weakness around the site, including an Auditorium, Daycare centre for children, Medical centre, Restaurant and Coffee bar, and a bank with lockers including ATM facility
