Located at the bustling downtown intersection of King Street and Alexander Avenue, The King's Corner project site presented a unique brownfield revitalization opportunity. The 60x40 meter parcel was formerly a surface parking lot and a legacy gas station, featuring an abandoned underground storage tank (UST) in the northeast corner. The design required a strategic approach to maximize the dense urban footprint while mitigating the geotechnical and environmental risks associated with the site's history.
The building is oriented along the eastern property line, creating direct frontage on King Street and avoiding the legacy gas station's contamination zone. This "East Alignment" safely separates commercial public access from the private residential entry at the rear. Furthermore, it allows for the strategic use of the existing King Street parking lane as a designated daycare drop-off zone, effectively reducing on-site vehicle queuing and maximizing surface parking efficiency.
Level P1 (Substructure): A single-level underground parkade with a two-way ramp, accommodating 11 vehicles, 48 secure bicycle spaces, and an integrated stormwater detention tank.
Level 1 (Commercial): A flexible floor plate divisible for up to four commercial tenants, anchored by a centralized, symmetrical atrium that ensures equitable daylighting and intuitive circulation.
Level 2 (Mixed-Use): Features a licensed daycare with a dedicated outdoor play balcony, alongside an acoustically isolated tenant gym strategically located directly over the parkade ramp.
Levels 3-7 (Residential): 45 residential suites featuring a mix of one, two, and three-bedroom layouts, all featuring recessed private balconies.
Rooftop (Penthouse): Premium 1.5-storey penthouse suites and a communal tenant patio offering expansive views of the downtown skyline.
The architecture features a continuous, cantilevered perimeter frame, elevating the project's presence in the downtown skyline. The facade casts dramatic up-and-down beams by integrating directional lighting fixtures onto the vertical columns, creating a striking and recognizable nighttime identity while providing passive solar shading for the recessed glazing.
