RENEW HOUSING AT SOUTH CAMPUS COMMONS & COURTYARDS FOR
2027-28 BETWEEN WEDNESDAY, DECEMBER 2 (12PM) – THURSDAY, JANUARY 21 (12PM)
We're excited to welcome our current Commons and Courtyards residents back for another year! Renew your housing for 2027-2028 between Wednesday, December 2nd and Thursday, January 21st at 12PM, by visiting www.starrez.umd.edu.
To complete your renewal, you must submit your StarRez housing application and complete your lease on DocuSign by the deadline. Completing the StarRez application alone does not secure your space.
If both steps are not completed by Thursday, January 21 at 12PM, you will forfeit your housing for 2027-2028. No exceptions can be made. We encourage you to renew early and check it off your list!
When completing your StarRez application, you’ll have three options: return to your same bed, transfer to a different apartment in Commons or Courtyards, or select “Do Not Wish to Renew.”
If you choose to return as a same-bed resident or transfer to a new apartment, you’ll also have the option to pull in eligible roommates.
Undergraduate students who will be entering their 2nd, 3rd, 4th, or 5th year of study in Fall 2027 and are in good standing with the University are eligible to renew their lease at Commons or Courtyards. Questions about your eligibility? Contact PPP Leasing at pppleasing@umd.edu.
What Option Should I Select on my Renewal Application?
Where Can I Find the Renewal Application?
Returning as a “Same Bed” resident means you'll renew your exact same bedroom in your current apartment. This allows you to stay in your room without moving out during the lease transition period.
For more information about lease transition rules, preparation requirements, and entry expectations, please review the Commons and Courtyards lease transition period guidelines. Returning same beds residents at both properties must abide by lease transition period guidelines to avoid incurring a noncompliance fee.
If you choose to return as a same bed resident, you will not participate in Apartment Selection. Instead, you'll simply complete and sign your lease in DocuSign by Monday, February 22, 2027 at 12PM.
Select 'Transfer' if you would like to move to a different apartment or bedroom at Commons or Courtyards, regardless of which community you currently live in.
If you select Transfer, you will move out of your current apartment on Wednesday, July 29, 2027, and move into your new space on Sunday, August 23, 2027 (Commons) or Tuesday, August 25, 2027 (Courtyards).
As a Transfer resident, you'll select your new space virtually through your StarRez portal on Tuesday, February 16. You will have the opportunity to create a group to transfer with, and the designated group leader will select a space with enough beds for the full group. If a space with enough beds cannot be found, the group may need to split into smaller groups based on available spaces or add members to form a larger group of up to four residents.
You'll have until Monday, February 22 at 12PM to complete your lease and secure your spot for next year.
Select 'Do Not Wish to Renew' if you do not plan to live at Commons or Courtyards for the 2027-28 academic year. This option may be appropriate if you are graduating, moving off campus, or simply no longer with to live at Commons or Courtyards.
Selecting this options means you will need to move out by Thursday, July 29, 2027 at 12PM.
Please note: Residents who do not complete the required Intention Form and/or DocuSign lease by the deadline will be categorized as 'Do Not Wish to Renew' for 2027-28 and will be expected to move out by Thursday, July 29, 2027 at 12PM.
You may pull in current residence hall students in the 1st or 2nd Priority Group (rising Juniors and Seniors) who are in good standing with the University. Current South Campus Commons and Courtyards residents who are in good standing are also eligible to be pulled into your apartment.
If you want to pull in a friend, you must either have a space available in your current apartment that will not be filled by a renewal for the 2027-28 academic year, or select an apartment as a transfer resident with enough available bedrooms for everyone in your group. For example, if you are in a group of two, you can only select an apartment with two available bedrooms. You would not be able to select a completely empty three- or four-bedroom apartment.
If you are pulling in a current Commons or Courtyards resident, they should not select 'Same Bed' during the renewal process. Selecting 'Same Bed' secures their specific bedroom, and means they will no longer be eligible to be pulled into another apartment.

If a student you would like to live with is not eligible for the pull-in process, they will need to participate in Virtual Apartment Selection on Wednesday, February 17 and Thursday, February 18 and select from the spaces that remain available.
For more information about the pull-in process and eligibility requirements, visit the Department of Residence Life's Apartment Selection webpage.

All 2027-28 leases end on Thursday, July 29, 2028. If you are graduating in December 2027, it will be your responsibility to find a re-lessor to take over your space, to no longer be financially responsible. If you are Studying Abroad in Spring 2028 or graduating in December 2027, we recommend that you do not return for 2027-28. *All residents are financially responsible until a re-lessor is found.
If you leave South Campus Commons or the Courtyards in December or January for a Spring study abroad or co-op experience, you may be eligible to return for the following academic year as long as you remain in good academic and judicial standing with the University.
Option 1: Renew, and Return to Your Original Apartment.
If you want to return to the same apartment and bedroom you lived in before your student abroad or co-op experience, you can renew your lease for that space once the renewal window opens on Wednesday, December 2 at 12PM. To keep your original apartment and bedroom, you must complete the renewal process before initiating a lease transfer, and select the 'returning same bed' option. Once you transfer your lease, you give up your rights to that space, and the resident who takes over your lease has the right to renew it for the following year.
Option 2: Renew, and Select a New Apartment.
If you want to return to Commons or Courtyards but would prefer a different apartment, you can renew your lease once the renewal window opens on Wednesday, December 2 at 12PM. To participate in selecting a different apartment, you must complete the renewal process before initiating a lease transfer, and select the 'transfer' option. This option will allow you to select your new space virtually through your StarRez portal on Tuesday, February 16th. You can form a group with current residents and/or eligible pull-ins.
Option 3: Do Not Return.
If you do not plan to live at Commons or Courtyards for the 2027-2028 lease term, select this option. You will not have an apartment reserved for you and will need to make other housing arrangements. If you later change your mind, you may complete the general Commons/Courtyards 2027-2028 housing application on StarRez, and participate in general apartment selection beginning Wednesday, February 18, 2027, subject to availability.
If your goal is to return to Commons/Courtyards, make sure your renewal is complete before starting a lease transfer. Once a lease transfer is completed, you give up your rights to your former space.
Lease Transfer is the official process of transferring financial responsibility of a Commons/Courtyards lease to another eligible student prior to the lease end date. Any student who must leave their apartment prior to the end of their lease (i.e. because they study abroad, withdraws from the University, graduates, or needs to leave due to other reasons) must use this process to end their financial responsibility. Visit the Department of Resident Life’s webpage for more information about the lease transfer process.
Yes.
If you were not a leaseholder when you filled out your 2027-2028 Leasing application, please send an email to pppleasing@umd.edu and they will make sure you have access to fill out the renewal version of the application.
Eligibility depends on how you’re classified in the University’s Student Information System (SIS). If you’re listed as a graduate student, you won’t be eligible to live in Commons or Courtyards, as these communities are reserved for undergraduate students. If you’re uncertain about your classification prior to signing a lease, please reach out to your program coordinator, advisor, or the Office of the Registrar for clarification. Graduate students can explore University-affiliated housing options such as Discovery House, or use the Off-Campus Housing Database to find housing in College Park and nearby areas.
