Dear Brightmoor Neighbors,
We want to share an update on the pool house rebuild and address the many questions we’ve received. Our goal throughout this process is to be as transparent as possible while ensuring decisions are made carefully, safely, and in the best long-term interest of our community.
At this stage, the first step in rebuilding is clearing debris at the pool house site. We are currently waiting on the required permit from Mecklenburg County to begin this work. As many of you may know, county permitting timelines can be lengthy and are outside of our control.
Simultaneously, we are in discussions with multiple architectural and engineering firms to obtain proposals and determine the best fit for Brightmoor. Once a firm is selected, the development of finalized architectural drawings alone may take several months. After plans are completed, engineers and contractors must then apply for construction permits through Mecklenburg County—a process we’ve been advised can take up to six months. Only after those permits are approved can construction begin, which will also require significant time to complete.
The overall timeline for this project has been surprising to all of us. Because this is a commercial construction project, the requirements, regulations, and approvals are far more extensive than what most of us have experienced with residential projects. These factors all contribute to the length of time required to complete the rebuild properly.
We also want to address questions regarding the possibility of opening the lower pool this summer. The Board has worked diligently to explore all available options. Unfortunately, operating the lower pool independently is far more complex than simply closing access to the upper pool. Doing so would require coordination with the Mecklenburg County Health Department and our pool management company to meet current codes and regulations. This would involve significant expenses, including installing a new water line, providing bathrooms, clean running water, and drinking fountains, adding permanent fencing and gates, and completing other required improvements.
After careful consideration, the Board does not believe it would be fiscally responsible to incur these substantial costs for a single summer of use. However, it has recently come to our attention that insurance may help offset some of these expenses. We are actively looking into this possibility, and if it proves to be viable, the Board will reevaluate whether opening the lower pool is feasible.
We fully understand how disappointing this situation is for our community. Our focus remains on rebuilding the pool house correctly, safely, and in a financially responsible way so that Brightmoor can enjoy these amenities for many years to come.
We know many of you will continue to have questions and suggestions. Please continue to send those through AMG so they can be reviewed by the Board. Due to the volume of communication from such a large neighborhood, we will not be able to respond individually on this topic moving forward. We will, however, continue to share updates as meaningful progress occurs.
