This section is intended to bring together information about the flats and the systems and equipment within them that may be useful for residents.
The heating systems in all flats have been updated since the original construction, and are electric panel radiators which heat up the air within a room (rather than radiating heat). During cold months the most efficient way of operating the system is to use the "set-back" mode when you are not in the flat, otherwise it is unlikely the flat will reach a comfortable temperature on your return (but will waste a lot of energy trying). Ventilation in the flats are via a communal system that extracts at a low rate but continually. When functioning this provides improved air quality compared to old fashioned systems, but can lead to higher heating costs in winter. Because it is always on, but extracting at lower volumes than traditional extractor hoods/bathroom fans, steam may clear slightly slower than you would expect but over a long period of time it should provide good levels of moisture control to avoid mould when combined with adequate heating. It is important to keep trickle vents above windows open to make sure that air is pulled into the flat from these places and not through other routes which may make draughts worse.
See below for the user instructions for the thermal store (your boiler). It is important to top up the water tank on top of the boiler to make sure it is working properly. For tenants contact Newlon for repairs (make sure that you get a timer than allows you to precisely set the time of use). For residents looking to repair, most leaseholders recommend Rowan Engineering.
How much energy your boiler uses will be dependant on how long it is on for. If you only use hot water for a short shower in the morning then you will likely only need to heat water overnight for an hour or less. If you are on an economy 7 tarrif you will make significant savings by making sure the hot water is created overnight rather than during the day.
You will likely have a digital timer that will allow you to set when the boiler is on. If you do not and you are a tenant you should be able to ask Newlon to install a timer to allow you to only use the boiler when you need it.
Most flats energy costs are often dictated by the way the heating is operated (see "Your Heating" above), the use of the boiler (see "your boiler" above) and lastly how much you pay for each unit of energy. Electricity is much more expensive than gas, and whilst the government will need to reduce this over time, it is currently very expensive to run an all-electric flat.
Most flats in the building are on Economy 7 tariffs which provide much cheaper electricity during the night time. The exact hours will depend on your supplier, and you should also check the time on your meter, as if the clock is slow/fast you should adjust your electricity usage to match the meter. Economy 7 is most beneficial when used with storage heaters, but it is still possible to make it worthwhile if you move your hot water creation to the night-time.
To get a better understanding of your energy usage and costs, if you have a smart meter you can get up to date energy usage statistics for your flat using the government supported app: https://www.uswitch.com/mobile-app/. If you do not have a smart meter then you can arrange this through your supplier, though you should check with Newlon before getting it changed.
Shared owners are required to check with Newlon before undertaking any changes to their flats. Items that cannot be changed are the extractor hood in the kitchen and the ventilation system in the bathroom as well as the front door and the fire alarm system.
