Accessory Buildings
Accessory buildings are allowed if less than 12 ft. in height, smaller than 150 sq. ft. and located within
required property line setbacks.
Alterations
It is recommended that all plans for any alterations to your property, including walls and fences, be submitted
to the Architectural Control Committee prior to construction for an opinion.
Businesses
No business or commercial enterprise is permitted. All property is to be used exclusively for residential
purposes.
Drainage Rundowns
Drainage rundowns, for properties that include one, must be maintained by the owner.
Duration of Covenants
These covenants shall continue in full force and effect at all times. Additions, deletions, corrections and
changes to these covenants can be made by a majority vote of the ARENA board.
Flood/Security Lights
Lights must not cast light directly onto the homes of other residents.
Home Exteriors
Exteriors of homes must be consistent with the character of the neighborhood and be maintained in good
condition at all times.
Landscaping/Weeds
Yards must be kept free of weeds and in good condition at all times. Any growth of weeds to a height or width
of greater than 4” is prohibited on occupied and unoccupied land within the City. This includes the area
between the property line and the curb. Complaints about violations should be sent to the City’s Code
Enforcement Division of the Planning Department via 311.
Nuisances
Nothing which causes noise or odor which might disturb the peace, comfort or serenity of neighbors is
allowed. Noise levels are defined in the City of Albuquerque Noise Control Ordinance. This includes loud
stereos, barking animals and humans screaming.
Pets
All city leash laws apply to dogs and cats. No dog or cat may roam free within the subdivision. If you are
bothered by a barking dog, call 311 or fill out an Animal Noise Complaint form, which is available on the city
web page.
Sidewalks
Sidewalks are the homeowner’s responsibility. The City’s Sidewalk Ordinance requires that all property owners
be responsible for maintenance, repair, and liability of the sidewalk in front and on each side of their property.
Landscaping, including trees and bushes, must be maintained so that a clear walking path is available to
pedestrians.
Signs
No billboards or ads are allowed on any property. Election signs, “For Sale” and “Open House” signs are
exempted.
Trash Containers
Trash containers shall be emptied weekly and returned from the street on trash collection day by the end of
day. Trash containers are to be concealed from view.
Vehicles
Parking of vehicles is only allowed on a driveway or drive aisle with a stabilized surface such as concrete or
compacted gravel / crusher fines. No vehicle shall be parked in a manner that blocks a sidewalk. No vehicles or
trailers of any kind shall be parked on any yard or on a street for a continuous period of more than 72 hours.
Moving vans or moving pods shall not be stored or parked on any lot or street continuously for more than one
week. Any inoperable vehicle parked, stored or left or permitted to be parked, stored, or left upon any private
property within the city for a period longer than three consecutive days constitutes a public nuisance.
Walls
Walls must be consistent with the character of the neighborhood and be maintained in good condition at all
times. Walls on property lines are the joint responsibility of both owners.
