See how this affects your GAR contract here: https://drive.google.com/file/d/1owAMTeYFAKjBfCVX0KXFFBsL0S4g4wUW/view?usp=drive_link
Under Contract PSAs are affected; auto extensions of some dates, max 8 days for each state of emergency.
Some contracts will have 8 days, some 16 days, and some NONE.
If not under contract, and you go under contract after the SOE starts, the auto extensions do not apply to your transaction.
If using the GAR New home contract, RE forms, or other contracts, the extensions do not apply. Be sure to check the contract you are using for the clause (even a GAR one). Not all have the clause.

ABAD = Affiliated Business Arrangement Disclosure.
This is our brokerage disclosure to buyers regarding our connections to O'Kelley & Sorohan closing attorneys and the Southern State Title company.
It is a required disclosure form for all sales contracts (residential and commercial), even if not using those companies on your transaction.
LISTING AGENT BEST PRACTICE - Upload to the MLSs for a buyer's agent to have it for offers. If an offer comes in without it, counter offer adding it as an exhibit.
BUYER's AGENT BEST PRACTICE - Add as an Exhibit to any offer or counter offer. The ABAD may NOT be added after binding agreement, as disclosure is too late at that time.
Files missing the ABAD will simply have that item remaining incomplete, which won't affect commission payouts after closing, but may affect if it can be approved for a pay at close.
