Verify seller names match tax/public records
Confirm listing terms with the agent (price, duration, commission, inclusions/exclusions, etc.)
Prepare the Listing Agreement using the correct TREC form and brokerage-specific compliance forms (if required)
Prepare Seller’s Disclosure and any additional required property condition forms
Review packet with agent before sending to seller for signature
Send for electronic signature (Dotloop, DocuSign, or preferred platform)
Confirm all signatures, initials, and dates are complete
Perform compliance check: ensure required forms, dates, and terms meet TREC/brokerage requirements
Complimentary service:
Once the seller has signed, we will upload all executed listing documents into your broker’s compliance system (Dotloop, Skyslope, Command, etc.) during normal business hours
Includes:
Collect property details from MLS, disclosures, and listing instructions
Confirm buyer’s preferred offer terms (price, closing date, financing, contingencies, etc.)
Obtain the buyer’s pre-approval letter or proof of funds
Coordinate with the buyer’s agent on offer strategy and required addenda
Prepare the offer using the correct TREC contract form and all necessary addenda (HOA, Lead-Based Paint, Non-Realty Items, etc.)
Review packet with agent before sending to buyer for signature
Send for electronic signature (Dotloop, DocuSign, or preferred platform)
Confirm all signatures, initials, and dates are complete
Perform compliance check: verify addenda, dates, timelines, and legal details are accurate
Provide up to two complimentary edits to the drafted offer (anytime)
If Offer Not Accepted: $25 New Offer with/ Same Buyers New
Complimentary service:
If the buyer signs during normal business hours, we will send the completed offer directly to the listing agent and confirm receipt
Includes:
Kickoff & Compliance: Collect executed contract; verify all signatures/dates/addenda; create/file transaction in your compliance system
Timeline Set-Up: Send intro email with key dates (option, inspections, appraisal, loan approval, title commitment, closing) and a contract copy to all parties
Funds: Confirm earnest & option money delivery; request/title receipts and share with parties
Title & HOA: Track title commitment delivery (A–D); surface/resolve title issues; request/route HOA docs; monitor HOA deadlines
Inspections & Repairs: Track option period; coordinate delivery of buyer’s repair requests; draft related amendments
Survey & Warranty (as needed): Order survey or confirm existing; order home warranty per contract
Lender & Appraisal: Monitor appraisal order/status; track conditional approval → final approval → clear-to-close; escalate delays as needed
Updates: Provide regular status updates and distribute documents to all parties promptly
CD & Closing: Coordinate Closing Disclosure delivery/acknowledgment; verify figures; schedule closing; confirm final instructions
CDA & Commission: Send CDA to title (if provided by brokerage)
Walk-Through & Funding: Coordinate final walk-through; confirm funding/recording
Wrap-Up: Upload final documents; (HAR/MLS status update if included); send client/agent a thank-you email with the full closing packet
