HOA COVID Update:
To reduce the potential spread of COVID-19 the cabana is not currently accepting reservations nor allowing common use. The cabana's hours of operation have changed to 9am - 9 pm for parcel delivery and pick up. All cabana entertainment and common areas as well as the pool and spa will remain closed until further notice per state regulations and recommendations. We will update the community as we move forward with re-opening.
Please be aware that all the Sandpiper laundry rooms are practicing social distancing.
Allow the person to exit the laundry room before entering. Thank you.

Dear Sandpiper Community Members:
Recently, you may have noticed we have had problems with enforcement of existing City of Seattle and Sandpiper Association of Apartment Owners rules with regard to pets.
This post is to inform the Community, that beginning January 1, 2020, the Sandpiper Condominium HOA Board will direct Kappes Miller to have their site staff strictly enforce, i.e., warning; fines, the following guidelines.
City of Seattle, Chapter 9.25 - ANIMAL CONTROL: 9.25.084 - Offenses relating to control.
It is unlawful for the owner to:
A. Permit any animal, except cats and pigeons, to be at large (off-leash) or trespass upon the property of another. It is not a violation of this subsection to have a dog off-leash in an area designated pursuant to Section 18.12.080 as an off-leash area provided that the requirements of Section 18.12.080 B are met Sandpiper Fee $50
D. Permit any animal:
o To damage public property or the private property of another, or
o To bark, whine, howl, or otherwise vocalize in violation of Chapter 25.08 of the Seattle Municipal Code (Noise Ordinance 106360) or its successor ordinance, or
G. Permit any animal when unprovoked on public or private property to:
o Bite a human being causing less than severe injury as defined in 9.25.023E of the Seattle Municipal Code or bite a domestic animal; or
o Chase or approach a human, on property other than that of the animal's owner, in a menacing fashion or apparent attitude of attack, which may include but is not limited to any one or more of the following behaviors: snarling, baring teeth, growling, snapping, pouncing, lunging, attacking, or attempting to bite. The breed of a dog shall not be considered to be evidence of violation of this section.

a. Owners may keep no more than two dogs, two cats or one dog and one cat in a unit.
b-d. Seattle Municipal codes cited above.
d. Pet excrement is a health hazard. Pets may not discharge body wastes anywhere on Sandpiper property. Sandpiper FEE $100
e. Cat litter is to be disposed of by first removing the animal waste; then the litter must be double bagged, securely tied and placed in trash container.
f. Any pet causing or considered to be a nuisance, disturbance, or danger will be removed from the premises upon written notice from the Board of Directors as per Article 12.9 of the Declaration.
g. No breeding of animals for private or commercial purposes is allowed.
h. The residents are responsible for any damage that their pet(s) cause to shrubs, trees, grass, and the exterior of the building in the common or limited common area.
Our goal is to keep the grounds of the Sandpiper attractive and safe for the Community.
