2026 Dues: The Board is preparing 2026 dues letters. Members will receive updated contact forms and payment instructions.
As part of ongoing efforts to modernize Association operations, the Board will begin accepting Zelle and PayPal for dues payments in 2026. These options are intended to make payments more convenient for members while reducing administrative time and mailing costs. Traditional payment methods will remain available for anyone who prefers them.
Several procedural policies were updated or clarified this fall:
Complaint Resolution Policy – Updated to align with Virginia Ombudsman requirements. Only written complaints will be formally reviewed by the Board.
Voting & Representation Policy – Clarifies how voting works for properties owned by businesses, trusts, or multiple individuals. Each ownership entity must designate one official representative.
Policy Organization System – All Board‑approved policies will now include a policy number, approval date, and clear formatting for easier reference.
Drafts of updated rules have been shared with the community for review. The Board plans to finalize them in early 2026.
The Board approved a new gate system including:
Keypad
Card reader
Internet‑based telephone box
Installation will begin once weather permits. Additional pricing for extra key cards and a protective box is being obtained.
The Board will set clearer budget caps and request detailed vendor pricing for 2026 grounds work.
Mini‑Split System: Approved for installation; final hookup will occur after the electrical panel replacement.
Electrical Panel: Replacement approved and scheduled.
Bathroom Access: Current system remains in place — locked shower room with code access; unlocked restroom without hot water.
Pool: The Board is obtaining updated quotes for a new liner as the previous vendor backed out.
A $100 annual service charge applies to properties receiving water from the shared Park Ridge Central wells.
Adjoining lots count as one fee.
Undeveloped or unused lots may request exemption using the Water Service Declaration Form.
Funds are tracked separately and used only for water system maintenance and repairs.
Hydraulic Back Blade: Purchased for $3,000, below the original budget.
Road & Culvert Maintenance: Ongoing; residents are reminded to keep ditches and culverts clear.

- ATV and golf cart safety remains important — please supervise younger riders and use helmets.
- Updated member documents and minutes are available in the Google Drive. Access can be requested online.

The Board approved two new procedural policies:
Mail-In Voting is now an official method alongside in-person and proxy voting.
A Nomination Timeline ensures candidate information is mailed before the April election.
These policies were adopted under the Board’s authority granted by the Park Ridge Bylaws and the Virginia Property Owners’ Association Act (§ 55.1-1815 and § 55.1-1819), which allow the Board to implement procedures necessary for the administration of the Association, provided they do not conflict with existing covenants or bylaws.
The committee is actively reviewing enforcement standards and architectural guidelines.
Proposed bylaw changes will be voted on by each community in April. A 75% approval is required within each subdivision.
A draft of updated community rules has been distributed for review. The Board plans to vote on these no later than January 2026. The last formal rule updates were in 2004 and 2006.
In May, the Board adopted a $100 annual service charge for properties receiving water from the community’s shared wells. This fee supports maintenance, testing, and infrastructure reliability and is aligned with Section 20 of the Park Ridge Central CCRs.
Properties served by private wells or undeveloped lots may request exemption by submitting the Water Service Declaration Form.
Gate system upgrades are under review due to aging card readers.
Road culvert cleaning is ongoing; residents are responsible for clearing their own.
Padlocks have been added to community electrical outlets to prevent high-energy usage without approval.
The community bathroom now has limited access:
Shower Room: Locked, hot water available, access via one-time code (email request required)
Restroom: Unlocked, no hot water, shower disabled
The pool has been winterized, and a fiberglass liner has been ordered for spring installation.
Water tests remain satisfactory.
The Halloween festivities were a great success, featuring movie night, bouncy houses, a chili cook-off, and trick-or-treating. Thank you to all volunteers who helped make it happen!
ATV and golf cart safety concerns were raised—please ensure helmet use and adult supervision.
A new mailbox cluster has been installed. Electronic payments and pool pass systems are in progress.
