• Association Name: Park Ridge Development of Floyd and Franklin Counties, Inc.
• Legal Structure: Incorporated under Virginia law
• Board of Directors: 9 property owners elected by the community
• Monthly Meetings: Held the third Monday at 7:00 PM in the clubhouse
• Annual General Meeting (AGM): Last Sunday in April at 3:00 PM
• Voting Rights: One vote per lot; must be current on assessments

• Annual Dues: Invoices mailed in January; payment due by March 15
• AGM Eligibility: Property Owners must be current on dues to attend or vote
• Gate Cards: $50 from Treasurer or Secretary; free replacement for non-working cards

• Call Box Access: $20 setup + $20/year; supports local area codes only

Pool Season: Memorial Day to Labor Day
• Guest Fees:
o Pool: $5/day per guest (non-immediate family)
o Fishing: $3/day per guest
o Clubhouse: $1/day per person
• Clubhouse Reservations: Informal—use calendar on clubhouse bulletin board
• Kitchen/Gate Access: Notify a board member if needed for your event

• Speed Limit: 15 mph
• ATVs, Dirt Bikes, Golf Carts:
o Must follow Virginia law (helmet, age, engine size)
o No reckless driving or alcohol use
o Lot number must be displayed on rear
o Prohibited: Lake perimeter, grassy areas near clubhouse

• Leashes Required: Especially in Park Ridge Central
• No Pets Allowed: Inside pool fence, playground, or clubhouse
• Clean-Up Required: In all common areas
• Aggressive Behavior: May be referred to Animal Control

All exterior changes—including sheds, garages, additions, and major landscaping—require prior approval from the Board. Property Owners must submit a site plan with materials, dimensions, and intended use.

Park Ridge is built on mutual respect and shared responsibility. If something’s not right—whether it’s a safety concern, property issue, or rule violation—owners can submit a signed complaint using the official form.
The board follows a fair and simple process: We start with a courtesy notice and give owners a chance to fix the issue before any penalties are considered.
Our goal is resolution, not punishment. Most concerns are resolved quickly and respectfully. Serious or repeated violations may require further action, but we always encourage owners to “make it right” first.

Park Ridge Development uses a combination of electronic and optional paper communication to keep owners informed, engaged, and up to date on community matters.
Email & Facebook: Notifications are sent via email and posted on the Park Ridge Facebook page when new documents are ready for viewing in the Member Documents folder
Website: www.parkparkridgedevelopment.org provides public access to the community newsletter, event information, property listings, and meeting dates
Member Documents Folder: A secure section of the website contains board-approved materials including meeting minutes, covenants, and current rules. A direct link to this folder will be included in future email updates
Document Access: Property Owners may request specific documents from the Board Secretary if they are unable to access the website or Member Documents folder
