Your lease is actually a Membership Agreement making you part owner of Minnesota Students' Cooperative.

As an owner, you participate in cleaning and maintaining your house, and vote regarding who will represent your interests on the Board of Directors.  We each have an account and pay our dues as rent + fees like parking each month.

In October 2012 MSC contracted with Common Properties Management Cooperative to administer our member accounts.  They assign everyone a unique account number that appears on monthly statements.  They use proprietary Rent Manager software to be more efficient, and this offers us each secure access to our current account balance and history.  If it looks like an impersonal real-estate website that is not under our control.

Viewing one's account history can be confusing, but it is helpful when calling CPMC to resolve any apparent mistake on ones statement because this is indeed what they have to look at. Take a look, even if your statement is correct now, so you know what normal looked like if you are surprised by a statement later.  Mistakes do happen and are most easily corrected promptly.

What if something happens that prevents me from paying the full rent?

Ouch! This happens.  First, if you know you will be able to have it all paid be the beginning of the next month, then you are very likely to have the $20 late payment fee refunded.  MSC does not profit from your misfortunes, we merely must not enable freeloaders to take advantage of the dues paying coop members in good standing.  If a situation is likely to prevent full payment within 2 months of default, you need to contact management to articulate a plan for repayment.  You will accrue $20/month late fees.  The standard payback rate is to pay half again your normal rent rate in addition to your monthly rent until caught up.

Our coop is strongest when all of our members are financially secure.  Please don't resort to a predatory lender to make a rent payment because that merely increases our risk that you will fail to contribute as a member. There are few cheaper places to move into in order to pay us back.  Instead, let Management consider what is known about the situation (e.g. it is expected to take X months to heal from surgery sufficient to safely resume work to cover all expenses, therefore a repayment plan can be offered so we retain a valuable member).  This is self help. Those of us who don't need this no less have the security of being part of a community that accommodates healing, education, and self improvement.

PAYMENT OPTIONS

  Check

Checks left in either the M or K deposit box are the slow but sure way to pay.  Please be sure your name and room number are on the front of the check, but our Treasurer does look up this information and do that before depositing to the bank.  Many banks offer first check books free, and later checks are less than 20¢ each (last we checked).

  Cash

CPMC does not handle cash, and neither does MSC other than during fundraisers.  Sunrise Bank handles cash, so a few members deposit their dues directly into our Minnesota Students' Cooperative Checking Account.  This is free and immediate (though it takes some days for CPMC to credit your account), IF done CORRECTLY.  Your deposit slip must have your name and room number clearly on the front for CPMC to know who just paid for what.  We will charge $5 if we have to track down who paid, and if you pay the wrong account..   Online

If you bank at a Credit Union direct Billpay may be free with your online Checking Debit Card Account.  This is worth asking because you can schedule regular payments, and stop them quite easily.  Most Banks charge transaction fees for direct deposit, visa, etc. CPMC offers several at cost options for our convenience.  MSC is not charged for any of these.

If you pay CPMC using credit card by phone, CPMC does not incur an additional cost, nor is there a vendor service fee to you, but your bank or credit card contract may have usual transaction fees.

   International Options

These are diverse, and can get expensive. Paypal, Crediit Card, MoneyOrders...  Call CPMC to discuss what makes best sense.
