KT:architectural has recently obtained planning approval for a two storey domestic extension.
The Clients recently acquired a traditional 1930's semi-detached house which is in need of some modernisation.
I have prepared a scheme which addresses the Clients' requirements for a larger and updated Kitchen area and separate Utility space with an additional room at first floor level to allow the Clients an option to create a dedicated Office. Following some discussion with the Local Planning Authority case officer, the original scheme proposal to extend to the rear at first floor level was removed in order to minimise massing on the site and overshadowing of the neighbouring property. With a bit of rearranging, the scheme retains an En-suite Bathroom to a new Master Bedroom and a ground floor WC, however the creation of what would have been a fourth bedroom is not feasible in this instance. The ground floor rear Living Room is extended to allow direct access to the Garden at the rear. As there is no longer any direct access to the Garden from the Garage except via the new Utility, I have ensured that the Garage remains large enough to accommodate the ever increasing number of refuse bins provided by the Local Council.
