Will I need Planning Permission?
It is likely that your project will require planning permission if the external appearance, or the proposed use of your premises changes in any way.
There are a number of exceptions where the development falls under 'permitted development rights'. The rules for permitted development are governed by planning legislation in the form of a statutory instrument known as the "Town and Country Planning (General Permitted Development) (Amendment) (No.2) (England) Order 2008"

Where your proposal requires planning permission KT:architectural can prepare drawings for submission to your local authority in support of a planning application. Depending on the nature, location and complexity of your proposal, the local authority may require additional reports, statements, surveys and assessments. KT:architectural will give you guidance as to the additional information which may be required. Some reports, such as Design & Access Statements, can be supplied as part of the service provided by KT:architectural. Other reports, such as a Bat Survey or an Ecological Impact Assessment will need to be prepared by a specialist.
Generally a householder type application for a domestic extension to your home in an urban residential area doesn't normally require many additional reports.
Where your proposal falls under permitted development, you may wish to apply for a 'Lawful Development Certificate'. This is a written statement from the local authority which declares your development as being lawful. It is not a requirement, but may be useful in the event of a future sale of the property for example. Like a planning application, an application for a lawful development certificate will require accompanying drawings in support of an application and attracts a fee payable to the local authority.
