Will I need Building Control Approval?
Regardless of any requirement to obtain planning permission, if your proposal is to undertake any type of 'Building Work' as defined in 'Regulation 3' of the "Building Regulations 2010", the work must comply with the building regulations and approval must be sought for the work from a building control body.
There are two types of building control body, 'A Local Authority Building Control Service' or 'An Approved Inspector' and either may be used to gain approval under the building regulations. Certain types of building work may be covered by the 'Competent Person Schemes' when the work is carried out by an installer who is registered with a 'Competent Person Scheme' for the type of work you plan to carry out.
There are a limited number of exceptions where the development is regarded as being 'exempt' from all or certain sections of the building regulations. Work which is exempt from the building regulations may still require planning permission.
KT:architectural can prepare drawings and specification items for submission in support of a building control application. We would normally make that application to your local authority building control service. Depending on the nature, location and complexity of your proposal, you may also require the services of other consultants such as a structural engineer to supply structural calculations, or an energy assessor to supply energy performance calculations.
