These guidelines pertain to single family home lots SF 1-136 and SF 354-385.

Flags

An ACC application form must be submitted for approval prior to erecting a flagpole or any other structure for displaying a flag. The purpose of this rule is to clarify the right of a lot owner to display a flag on the owner's lot, including, but not limited to reasonable restrictions as to the size, place and manner of placement or display of such flag and the installation of any flagpole or similar structure necessary to display such flag. Fences - Front and Side Yard

No fences, walls, or other similar type structure shall be allowed in the front yard of any single family dwelling and the BOD shall take immediate legal action to enforce these restrictions. All side yard fences must be approved by the BOD. Side yard fences are defined to be any fence, wall, or similar type structure that extends forward from the rear corners of the house.

The community member with, or planning to construct a fence, wall, or similar structure in or into his sideyard, shall be required to submit an application to the Recreation Association Board of Directors. The Architectural Control Committee will review the applicant’s plan as it pertains to the guidelines listed below and advise the Board of their recommendations. The Board will then act on the applicant’s request.

1. Side yard fences must architecturally conform to any existing back yard fencing.

2. All fencing, screening, or walls should preferably have finished material on both sides. If only one side has finished materials, this side must face the public side of the individual lot.

3. Any fence, screen, or wall above grade must have approval by the Recreation Association Board of Directors before installation is undertaken, except for the extension of the rear fence to the property line.

4. No side yard fence, wall or screen will be approved if its installation will obstruct sight lines for vehicular traffic.

5. Gates should be of the same height and design as the fence.

6. No side yard fence will be considered if it projects onto the front yard property line of a neighbor, unless the neighbor requests the relation of the rule.

7. Fences should architecturally conform to the uniformity of the community.
