Autumn Glen ACC Inspection Guidelines and Checklist

Please look around at the general condition of your house and its surroundings.

· Closely review your homes and see if your home needs painting and/or repairs. Better to initiate these actions on your own rather than getting a ‘reminder’ from the Architectural Control Committee.

· Winter may have caused damage to fences, trees, and shrubs. Please make the necessary repairs and cleanup to these areas of your property.

· The appearance of your property contributes to the overall look, and property values, of the neighborhood. Please trim overgrown bushes/plants, pick up kids play things or debris. Repair or replace worn driveways. Basic maintenance in keeping up the appearance of your home and your surrounding yard is the responsibility of all our homeowners.

ACC INSPECTION: The annual ACC inspections for the Autumn Glen section of Four Seasons will commence in May. Below is the CHECKLIST of areas that the ACC focuses on for these inspections to make sure these areas on your homes are in good condition.

All single-family residents are reminded that, as you’re planning to make fixes/repairs in preparation for the annual inspection process, many of these changes/updates are governed by the Four Seasons bylaws and require the submittal/approval of an Architectural Control Committee (ACC) application before the repairs/updates can commence. These applications, and the rules governing Autumn Glen and the original single-family homes, along with the checklist, can be obtained from the clubhouse office or online at https://sites.google.com/site/herndon4seasons. This web page also contains a link to the HOA website regarding townhouses.

While these approvals are generally done quickly if the application is complete, they are not immediate or automatic. Please take this into account as you are planning your project(s) and scheduling the work to be done. Don’t cause your project/contractor to be delayed by not having the proper paperwork on file at the clubhouse.

Landlords in Autumn Glen section of Four Seasons - This is a reminder that if you rent your property, this practice is governed by: AUTUMN GLEN OF FOUR SEASONS RESTRICTIVE COVENANTS & ARCHITECTURAL GUIDELINES, Section 9, which states “Any lease or rental agreement must be for a period of at least thirty (30) days and must include (as an attachment) and be subject to by explicit reference the rules and regulation set forth in these Restrictive Covenants.” (NOTE: You were provided a complete copy of these Covenants and Guidelines as part of the disclosure package you received with the purchase of your property. Please MOW your lawn, Completely!

The weather has improved such that it is now possible to mow your lawn regularly. This practice:

· Reduces the buildup of fleas and ticks that can get onto people and pets, and,

· Improves the appearance of our community to visitors, realtors, and potential new neighbors.

Also, when you mow, please do your lawn completely. This includes mowing the grassy strip between the sidewalk and curb/street, as well as along fences and around trees/other obstacles.
